More Trouble on Compass

The house on Compass has fallen out of escrow for a third time. These buyers sent over a mold report, and asked for a credit of $34,700 to proceed with their purchase. Because all reports have to be forwarded to any future buyer, and because Countrywide wanted to see & hear more about it, I filed this video report with the listing.

Sounds like a case of buyer's remorse, which is why they added things like building an arch into the kitchen. I can understand the mold remediation but is it common these days to get an inspector's report and then demand all kinds of other "improvements" once a deal has been made?

I overheard two real estate agents discuss this exact strategy, wait until the property goes into escrow then drop the repair request bomb and hope that the AM's feel pressured to close the deal and sign off. It's the REO buyer's agent equivalent of an "upper decker".

Another awesome video. The focus on the paper list of issues was a nice touch.

My wife says you have the loudest shoes on the planet. I'd spring for some nice sneakers for the shoots, but I like the echo effect. Good audio.
