Sandicor - Thanks Again!

A reader sent this in:

Jim,

I come to your blog as often as I can, but I might have missed it if you have talked about this. First, some background: I put my house on the market 3 weeks ago today and distinctly remember hearing my agent tell me how important the first 21 days are when selling - when a house is new it is exciting and that is the best time to get people to see it.

So here we sit, 21 days later and my house has yet to make it to realtor.com. Apparently the T5 upgrade has made it so NO San Diego MLS listings are propagating over to realtor.com, which just happens to be the most popular real estate web site.

I knew going into this that selling would be difficult, but when you have NO visibility on the largest real estate site in the country it really hurts, and possibly is costing me a lot of money!

I called realtor.com yesterday, and they verified that the Tempo 5 system has prevented any new listings from being uploaded to realtor.com.  They've had the new program running now for 30 days, and they can't find a way to connect to realtor.com?  Unbelieveable.  I can't wait for the lawsuits to start flying!!  Please somebody design a new public-MLS!!

If we can generate some funds or find sponsors, and with insider's help (hint: Jim) my development team could design a public MLS. It would have to be very well thought out as you are attempting to replace the stranglehold which is the NAR.

Jim -

I worked with one of your Title people the other day over in Solana Beach and was able to play around with Tempo 5. It really is a P.O.S. and the fact that it is only supported in Windows with IE is a joke. Middleware such as Crossover no longer works and the lack of flexibility in software compatibility is mind boggling. Where did they find such amateurs to develope Tempo 5, let alone release it prior to what appears to be void of any internal testing.

Someday, the NAR's stranglehold on the MLS system will end.

And then you'll see why 1984 won't be like "1984".

Listing your house is stressful enough even when everything goes right.

SDAR and Sandicor told us yesterday morning that Realtor.com would be populating/updating our listings again by noon yesterday. Didn't happen. I am running out of excuses with my clients.

Sandicor is so defiant too - "tempo minus 5 is here to stay and you better like it" is the attitude.

They had it running for six months prior, and now a month after rolling it out, it's more screwed up than ever.

There can only be one explanation - the payola was huge.

Good to see you Kris! Want to start a lawsuit?

It is too bad there isn't some... well you know internet company hellbent on nudging the MLS aside. They could have... uh I dunno a website and stuff already and just step in. Starts with a "z" or sumptin'.

Last year, when listing my mom's house (during the "credit crunch"), I found out that our agent was not able to post multiple pictures on Realtor.com without paying an extra fee. Her broker didn't want to pay the extra expense! We basically demanded that she get those pictures up on Realtor.com, and the problem was fixed, but that is totally inexcusable, IMHO!

Like the OP said, Reator.com is probably the most-used RE website, and if agents/brokers continue to degrade the usefulness of the site, that's one more strike against them. Buyers want ONE place where they can see all the listings, all the comments, and all the pictures.

First one to the finish line wins...

I am now able to find my listings by MLS ID # on Realtor.com, but they don't appear by doing a basic end-user search (ZIP, beds, bath, etc.). Anyone have any luck figuring this one out? Sandicor is basically punting to Realtor.com, who I'll need to call on Monday now.

Nevermind - it doesn't even come up by MLS ID now... Back to the drawing board.

Did anyone see the new C.A.R. website... before it crashed on day one?

Isn't curious how when things are bad, they only seem to get worse? I mean, in a time when, in general, realtor's view by the public couldn't be much lower, when real estate itself couldn't be much more miserable, here's a corporation ostensibly on the side of realtors and supposedly there to promote real estate sales screwing it up big time in one of the hardest hit markets in the country.

I belong to the board in Orange County and the board down here because I do a lot of business in San Diego County. I work with Tempo 4 when using Socal MLS and it works like a charm. Here are some reasons why I think there is payola involved with Sandicor's practices:

1. The current lockbox, why would anyone switch to a clumpy unefficient lockbox when they already had a nice little compact box that is the industry standard. I remember we all had to vote for this lockbox or at the current time keep the little blue ones. To this day, I have not ran into one Realtor in SD county that has voted for the clumpy lockboxes. NOT ONE.....

2. Tempo 5, why would any large metropolitan MLS skip a generation of tempos from 3 to 5 knowing the product has yet to be tested in any other large markets?

The answer to these questions: MONEY

I have strongly suggested to the powers of be in Socal MLS not to go with the higher version of Tempo because of the pitfalls.

Someone is getting rich running Sandicor, we should contact the FBI and see where the corruption originated.

I'm wondering if there might be a second side to this.

Realtor.com is a good resouce for the average house hunter to use before signing up with a Realtor. They can get a feeling for the market and track pricing and inventory trends. This type of home computer research has also greatly changed the way new cars are bought. I guess the current buzz word is "transpareny."

Now the average Joe is left in the dark and must rely on third parties to do even the preliminary work of home buying. The timing of this massive change-over and asscosiated computer bug seem more than coicidence.

But then I'm suspcious by nature....

To look at MLS listings in San Diego County go to www.SDLookup.com . They have the new listings. I think it's much better than realtor.com.

Here is a comparison of traffic between realtor.com and sdlookup.com.

SDLookup.com vs Realtor.com

I didn't state SDlookup was more popular, just much better. I suspect no one can find it. I was searching for MLS sites in San Diego on google and it never came up.The only way I found it was through a link from a blog on some guy looking for a rental in downtown San Diego.
I was shocked when I clicked on it. I haven't found another real estate site that gives you more info, maps, analysis, and breakdown of neighborhood stats. The listings seem to be updated 3 times a day. You don't even have to register!

June 30, 2008 | Unregistered CommenterLooking

I actually agree, SDLookup.com is better. But then again, so was BetaMax...

June 30, 2008 | Unregistered CommenterEncinitasGolfer

Update: As of July 2nd the problem appears to be resolved.

>> SDLookup.com vs Realtor.com

This is an idiotic comparison. One is a national site, the other is local.

You could do the same search for Jim's Blog vs realtor.com--are you going to argue that those who come here aren't strongly influenced?

Traffic numbers are only part of the story.
